Recently, we completed a drainage system for a homeowner in Leawood, KS, whose basement egress window broke during a heavy rain event due to severe water buildup.
Our five-day project involved not only solving the immediate water issue but also preventing future problems across the entire property by installing a multi-tiered system to handle both groundwater and surface water effectively.

A Huge 3-Pipe System
We installed three main drainage lines to handle the high volume of water that collected around the property during storms. Two of these lines were 6″ dual-wall pipes, designed to carry water away from various collection points such as yard drains, downspouts, and the home’s sump pump. These lines efficiently directed large amounts of water away from the home’s foundation, safeguarding the basement from future flooding.
The third line (seen in the center) was a 4″ perforated pipe that acted as a French drain, designed to capture groundwater and divert it safely away from the house. This perforated pipe ran between the other pipes, ensuring that any water that could threaten the basement or foundation was swiftly redirected.
French Drain Backup and Swale for Extra Protection
In addition to the primary lines, we installed a 50-foot French drain on the house side, acting as a backup solution in case the newly created berm didn’t stop all of the water. This added layer of protection ensured the home remained dry even in the heaviest downpours.
On the opposite side of the berm, we created a swale to further direct water away from the home and towards the street. This swale helped ensure that no water could pool around the house, reducing the chance of future erosion or flooding. Most importantly, it keeps water from rushing into the egress windows.
Atrium Drains and Landscaping Solutions
As part of our comprehensive system, we connected 3 atrium drains to the French drain network. These atrium drains were placed in future landscaped areas, preventing water from gathering in low spots or near the foundation. Atrium drains were chosen because landscape choices like mulch can float and block standard flat grates. By integrating the landscaping plans into the drainage solution, we were able to keep the property both functional and attractive.
To blend the system into the landscape, we designed a small dry creek bed at the discharge points, hiding the 3 exit pipes (barely seen at the top right of the bed), preventing erosion, and providing an aesthetic solution.
Preparing for Future Landscaping and Concrete Work
Knowing that the homeowner planned to install a concrete pad, we future-proofed the project by placing a 4″ pipe inside a 6″ pipe to act as a sleeve. This allows for easy access to the drainage system for any future repairs or adjustments without damaging the concrete. Additionally, we left irrigation tubes in place for the irrigation company to connect their lines, ensuring our system remains undisturbed during any further landscaping work. This thoughtful approach surrounds all of our projects.
